Preventive Work, On Schedule

HVAC before summer, roofs and drainage before the monsoon, water heaters and filters on their own cycle. The repairs that never happen are the cheapest ones.

After-Hours Response

Water, gas or anything touching safety reaches a person directly at any hour. Everything else is triaged the same business day.

Inspections & Documentation

Scheduled interior and exterior inspections with photographs, so condition is a record rather than an argument — at move-in, mid-lease and move-out.

Turns & Make-Ready

Paint, clean, repair and re-key between residents, run as one scheduled job rather than a series of calls. Vacancy is the most expensive line on a statement.

Renovations & Upgrades

Larger work scoped, bid and supervised on your behalf, with progress documented. We will tell you honestly which improvements return the rent and which do not.

New Build, New Failure Modes

Much of the West Valley is newer construction, which changes what maintenance means. The first years are builder-warranty items and settling — work that should not be paid for twice — followed by the systems that Arizona heat tests hardest: HVAC above all, then roofing, irrigation and pool equipment. The older Glendale and Peoria neighborhoods carry the full list from day one.

We track what is still under warranty and pursue it rather than quietly hiring it out, we service HVAC ahead of summer rather than during it, and we work within the HOA rules that govern most of these communities.

Do you mark up maintenance invoices?
No. Vendors bill their real rate and you see the actual invoice. There is no markup on routine work and no marked-up parts. Major projects are quoted separately, with supervision scope agreed up front. It is the single most common place management fees get quietly doubled, and we removed it.
Who decides when work gets done?
You set an approval threshold. Below it we act, so a running toilet does not wait on an email. Above it we get your approval first, with the bid attached. Emergencies that threaten the property or a resident’s safety are handled immediately and reported straight after.
How do residents report a problem?
Through the resident portal, by phone, or by email. Anything involving water, gas or safety reaches a person directly at any hour. Everything else is triaged the same business day.
Can I keep using my own vendors?
Yes. If you have a plumber or a landscaper you trust, we will work with them. Where you do not, ours are licensed, insured and have worked on properties like yours.
